Village Extension, South Oxfordshire

Village Extension South Oxfordshire

Originally working with Lytle Associates architects for The Oratory School in 2016, DA provided the LVIA report and landscape strategy for a 25unit residential development in a Village Conservation Area extension site within the AONB. Having gained the initial approval DA were then retained by Rectory Homes to progress the detailed landscape and tree condition application scheme for the extended 34 unit 1.48ha site including the adjacent former Woodcote Garden centre.  The successful landscape submission included an enhanced landscape framework retaining the managed TPO tree canopy with mature hedgerow envelope while creating a new inner greenspace linked by public footpaths to the village hub. The built-out Darnell Place is now fully occupied

Working for Lamron Developments DA provided the landscape strategy for a 132 unit mixed residential development on a 4.3ha site near Farnham.

The landscape submission included significant street tree planting with greenspace linked by public footpaths to play spaces, open amenity spaces and boundary marginal habitat improvements. The submission to Waverley BC is being co-ordinated by Bell Cornwell Planning with Harding Rose Architects.

This high specification office development lies in a prominent location at the edge of the established Basing View business district.

The passive energy 7 storey development includes communal conference facilities, gym, café and terraced roof gardens with significant vertical landscape treatment around the basement parking zone.

DA worked with Fibonacci Architects and Woolf Bond Planning for Fishron Properties Ltd.

Urban Renewal, Basingstoke

Urban Renewal Basingstoke

Basingstoke Town Football Club has recently moved to a new ground west of the town operated by the Hampshire FA. The former 2.7ha Camrose site is now being redeveloped for mixed-use with care home, apartment and terraced housing around communal green space and shared links to the town centre.

Vertical landscape treatments are utilised together with buffer structure planting in the DA landscape strategy and supporting design statement in the application to BDBC.

Fibonaaci Architects co-ordinated the submission on behalf of Basron Developments.

Commercial Improvements – Reading

Pulleyn Transport is an established global transport company operating from its Reading headquarters. An application for new warehousing, offices and parking with entrance improvements has been made to Wokingham BC co-ordinated by Woolf Bond Planning. The illustration by The Harris Partnership Architects shows how the realigned entrance will be enclosed by retained mature trees with skilful ground modelling around the proposed parking. DA provided the tree and landscape planning reports. Subject to full planning approval construction is programmed for completion 2018.

Rural settlement extension

Chiltern Rise, South Oxfordshire

The provision of appropriate considered design is essential for successful work in planning conservation areas within the AONB. At a sensitive edge of settlement site in South Oxfordshire DA co-ordinated the preliminary tree, landscape and phase 1 ecological reports for Lytle Associates architects to inform the illustrated 25 unit residential development. Mature boundary tree retention together with suitable highways access were key issues that informed the planning application.

Masterplanning larger scale projects place importance not only on exploiting existing site assets, but also links with the local community. Acting for Inland Homes plc, DA assisted on the redevelopment of a redundant RAF base near Leighton Buzzard. The proposal included 170 units of mixed residential units with a neighbourhood community centre, local park and nature reserve with links to the local footpath and transport network. Working with BM Architects the design included a landscape strategy, detailed design and 5 year management plan. Planning approval was granted in Spring 2015 with phased construction by third parties anticipated until 2018. DA is involved on a number of masterplanning projects including restored gravel workings, mixed leisure and commercial development and a new garden village adjacent SSSI wetland habitat.

Commercial Redevelopment Prospero, Redhill

With the government’s ‘right to buy’ initiative and the latest NPPF planning policy, the need for potential development land to be effectively promoted is essential to win planning support. DA is actively involved on a number of masterplanning sites with public meetings and exhibitions used to engage with the local community. The feedback on environmental issues then informs the most appropriate design.

Current outline planning projects extend from Essex to Gloucestershire including the 120 unit Farnham residential proposal with HR Architects illustrated. DA was part of the successful design team to gain approval for the 74ha site that included 64 new units at Oxlease Farm, near Romsey. This project includes the SSSI former Barge Canal and securing environmental enhancement in the Test Valley.

Sutton Point

Based around a new transport hub, Sutton Point is a mixed development that demonstrates the Mayor of London’s initiative for sustainable urban regeneration. On a vacant site adjacent Sutton station the proposal will include mixed retail, commercial, leisure and residential space around a new pedestrian plaza.

DA assisted PRC architects in the scheme design and the creation of an exciting and vibrant public realm to bring a sense of place and visual separation from the busy traffic flows. Visitors will have direct access to the new plaza from the proposed Croydon tram link extension. Residents will also benefit from roof gardens in this low energy development. A decision is anticipated on the detailed application made by CNM Estates/ Carrigmay Developments from LB Sutton later in 2013.
