A Balanced Economy Hampshire

Current national planning guidance emphasises the need for positive biological net gain (BNG) on all new development.

On an edge of settlement valley site already identified for employment use the vehicular access crosses a designated priority chalk stream corridor. Therefore DA, as well as providing a suitable LVIA report, worked closely with Middlemarch Ecology on the detailed landscape design and management of the protected habitat. The full commercial application has been submitted on behalf of September Properties (Alton) Ltd with UMC architects and Arrow Planning.

DA is working with ecologists extensively across the southern UK providing landscape mitigation and management to address the BNG requirement on new applications.

The key planning issue on a 3.6ha site near Aylesbury is the depth of the strategic gap between settlements. The 66 unit residential scheme DA landscape masterplan is designed to reinforce the countryside envelope with a northeast transition zone. This will include accessible public open space containing mixed playspace, wetland and shade copse zones set within the mature field hedgerow fabric. The varied housing mix and streetscape allow for shared surface zones and links to the local footpath network. The outline application by Rectory Homes is subject to appeal with WWA Architects and CDS Planning.

Working for 4DS Property Developments DA provided landscape and ecological advice for the reuse of a former commercial egg yard. The new properties are located near a SSSI fen so are subject to the approved long term management plan.

On former MOD heathland vacant research buildings are being repurposed with new industrial units and a modified access set behind a managed 50m deep TPO woodland buffer. The 3.7ha site has been identified for employment use subject to managing the landscape impact within the edge of settlement context. DA provided the supporting LVIA report with an emphasis on long term landscape management. The outline application on behalf of Fishron Securities Ltd was approved subject to legal agreement with Harding Rose architects and Woolf Bond Planning.

Our latest project with Lytle Associates Architects is a Guildford school upgrade that includes enabling development on surplus land. The courtyard housing scheme echoes the local street pattern and links green space around the retained mature tree canopy while providing the requisite BNG uplift. We continue to work with Lytle Associates architects across the south-east.

The latest planning NPPF Policy emphasises the need for sustainable long term development including landscape management.

On an edge of settlement 0.9ha site the proposed 66 bed care home and 8 dwelling scheme has been integrated around the TPO tree canopy, adjacent communal leisure uses and parkland. The approved application submitted by WSPA on behalf of Aspire LPP was supported by the DA LVIA report with emphasis on long term landscape management in an area known for heritage fruit growing.  Careful consideration was given to sw drainage in the valley setting including marginal habitat wildlife corridor links to existing wet woodland. 

DA is working on many sensitive planning sites across southern UK where a special case must be made for successful outcomes.

In the grounds of a former private zoo located within a designated planning special landscape character area a new dwelling has been approved.

The DA supporting landscape strategy and management plan has been developed within the estate setting of a grade 2 listed building.  The new 1.5ha gardens are set around mature parkland including estate pond and enhanced walled garden enclosure.

Working with STL Architects for Amberleigh Homes the scheme includes a new driveway access within the Green Belt setting.

Working with Lytle Associates architects DA provided landscape and ecological advice for the conversion and remodelling of a former social club into apartments. Utilising the existing access and building footprint the revitalised communal gardens are now well integrated into the suburban fabric.

On an elevated north facing site above designated Ancient Woodland DA supported a  private client application for a new stepped detached dwelling. The successful design addressed the significant level changes and tree protection issues to create suitable amenity space and manageable external spaces while safeguarding the sensitive woodland edge. Our tree report and positive site negotiations with Forestry England were important influences on the design approach.

At the edge of the Surrey Hills AONB and set within a grade 2 listed park and garden, the conversion of former stables to a private residence was supported by our LVIA report. The associated landscape strategy included areas of enhanced green enclosure with potential space for relocated stables and sand school utilising sensitive ground modelling.

The landscape setting of the 0.79ha site will be improved by extensive mixed-age enclosure planting with bio-diversity enhancement to the boundaries and linked marginal habitats. The design including long-term management will offer a meaningful transition between the new residence and open countryside. The successful application was co-ordinated by WSPA.

In accordance with current NPPF Policy the protection and enhancement of existing valued landscape character is given great weight in planning decision making. The 23 unit redevelopment of a 1.2ha former animal rescue centre has been designed in a courtyard format within the existing reinforced wooded landscape enclosure and linked wetland habitat. The application submitted by Planning Resolution on behalf of Cavello Homes Ltd was supported by the DA LVIA landscape report with emphasis on long term landscape management to ensure full integration of the proposal into the Green Belt setting within the client retained outer land.  DA is working on many sensitive planning sites across southern UK where a special case must be made for successful outcomes.

Originally working with Lytle Associates architects for The Oratory School in 2016, DA provided the LVIA report and landscape strategy for a 25unit residential development in a Village Conservation Area extension site within the AONB. Having gained the initial approval DA were then retained by Rectory Homes to progress the detailed landscape and tree condition application scheme for the extended 34 unit 1.48ha site including the adjacent former Woodcote Garden centre.  The successful landscape submission included an enhanced landscape framework retaining the managed TPO tree canopy with mature hedgerow envelope while creating a new inner greenspace linked by public footpaths to the village hub. The built-out Darnell Place is now fully occupied

This proposed stables conversion to private dwelling located on an elevated edge of settlement site near Epsom was won at appeal. The successful application was guided by the DA report to ensure the protection of key natural features and included creative new build siting and massing, orchard planting and pond habitat utilising sensitive spoil remodelling. WSPA co-ordinated the submission and appeal on behalf of the private client. 

Care Village Transition Plan, Surrey

Care Village Transition Plan

At the edge of a planning Green Gap at Farnham, a Care Village is proposed that offers significant communal leisure facilities. These include an extension to the local rugby club playing fields, new tennis and bowls clubs with a central management hub. The landscape setting of the 4.48ha site will be improved by extensive mixed-age enclosure planting with new footpath links to the local nature reserve and greenspace as well as drainage and bio-diversity enhancement to the boundary stream and linked wetland margins. The design, including long-term management, will offer a meaningful transition between the existing settlement and open countryside. The pre-application inquiry submitted to WBC is being co-ordinated by HR Architects with Bell Cornwell Planning on behalf of Lamron Developments (Holybourne) Ltd.

Landscape Led Design, Near Cambridge

Within an historic village Conservation Area adjoining The Green Belt a replacement dwelling application has been supported by a key landscape report by DA. The contemporary design by Peter Huf Architecture has been carefully sited within the settlement envelope to minimise negative visual impact from the adjacent water meadows. Night-time 3D visualisation including the reinforced boundary screen has been included in the submission by MVH Planning on behalf of private clients.

Courtyard Development, Sussex

Horsham DC has approved a 4 unit courtyard scheme for The Purple Pepper Partnership in a hillside village setting above the River Arun.

The successful application was guided by the DA tree report to ensure the protection of key natural features. WSPA co-ordinated the submission working with Rohac Architects.

We continue to work with WSPA on a number of projects across the south-east and have included recent appeal successes within The Green Belt and other formally designated sites.

Hambrook Extension, Sussex

Hambrook Extension

Working with HGP architects for Foreman Homes, DA provided the landscape strategy for a 30 unit residential development on a 1.23ha site in a village setting severed by the A27 trunk road improvements. The landscape submission included an enhanced landscape framework.

The new greenspace is linked by public footpaths to boundary marginal habitat and woodland improvements. Integrating linked SUDS drainage on this low-lying site was an important design feature retaining the mixed-age tree canopy and mature hedgerow enclosure.

Mixed use development in Basingstoke

wo years after Basingstoke Town FC moved to a new ground operated by the Hampshire FA the application for mixed use development at their former 2.7ha Camrose site has been approved on appeal. The successful scheme includes mixed tenure apartments with street and podium level landscape all adjacent a new neighbourhood park. The roadside frontage includes a stepped vertical landscape treatment to fit the prominent sloping site and opposite a new link road there is a proposed care home sited near local community facilities.

DA provided the landscape strategy with supporting design and management plan. Fibonacci Architects co-ordinated the submission on behalf of Basron Developments. 

Christmas Bakery Redevelopment, Worplesdon

We are pleased to have assisted an independent family run business in gaining planning approval for their bakery phased redevelopment. The bakery has served the local community for over 100 years and will benefit from an expanded shop, tea-room and commercial bakery as well as improved access, parking and an external landscape upgrade.

DA co-ordinated the landscape scheme retaining the valued tree canopy and enhancing the site habitats with John Wenman Ecology. Lytle Associates Architects, who managed the submission to Guildford BC, work with us on a number of projects including development adjacent Ancient Woodland where management plans are key to sustained bio-diversity improvement.

This recently occupied 25 unit development for established client T A Fisher includes affordable and market units with LAP play facilities set within reinforced shelterbelts and structural landscape adjacent the AONB. DA continues to work with T A Fisher across the Thames Valley.
